Room for rent, 1 dog allowed

Hi, I’m new here, thinking of letting my spare room with 1 dog allowed, subject to getting along with my own dog.
Is there demand? Use of large secure garden a communal areas.
I would charge a bit more.
T&C’s would have clauses regarding dog behaviour & damage etc ( I work with dogs so plenty of knowledge).
I’m sure there’s plenty more to consider, early days tho.

Why, I’d appreciate your insight, concerns, pitfalls?
As I said I am experienced with dogs, so trials and assessment would be undertaken.
More concerned about the human element!

How are you planning to conduct trials of how the dog behaves? What will you do if it doesnt? You can hardly ask the lodger to gjve up the dog and it doesnt seem fair to kick someone out through no fault of their own. Youd be potentially setting someone up to fail where the consequence was homelessness. I cant imagine who would be willing to take that risk knowing they have no control over the outcome.

I know how I would trial, but certainly not explaining to you.
If the owner hasn’t a well behaved dog then I wouldn’t rent to them, it is my home after all!
It’s clear while I prefer dogs!

Lyn, massive demand for whole rental properties that accept pets as there are few landlords who accept pets. Single rooms with pets probable strong demand also.
Have just let a 3 bed small semi to a lady with well behaved 3yo Collie and a house cat for top rent. Pet proforma having been signed by her for damage, cleaning carpets, regular flea medication. Your question on a single room - much smaller market but still demand.

If your so-called trial involves some kind of probationary period you should know thats unlawful.

I hope no-one is desperate enough to give up their existing accommodation to live with you on a trial basis.

It sounds like a lodger arrangement rather than a tenancy so should be relatively easy to end where required.

I would have thought there would be demand for this, tenants with pets have very limited options, this may change a bit due to RRB making it easier to have pets but given most landlords are anti pets a welcoming approach should give you decent demand.

Personally, I can’t see why anyone would do this.
As a landlord, you are opening yourself up to so much hassle, it’s not worth it. Also, if you like dogs just get yourself a second dog.
As a tenant I wouldn’t want to rent a room if I had a dog, how would I know it’ll blend with the existing dog. Even if it did when I moved in, how would I know how it would react a week later?
