That is correct, but then the legislation doesn’t require you to prove receipt of the email.
If the tenant has also signed to say that they accept notices by a given email address, then it should be deemed as served if that address is used. The request for acknowledgement is usually belt and braces in those circumstances.

But I would be worried about the tenant trying to wriggle out of a court eviction by claiming they were never given the doc. Same as compliance docs. I’d prefer proof they received it myself.
you need to ask OR customer support or @mod_harry but I doubt it - they dont do it for other docs like the prescribed deposit info. Think you get a copy of the email so you have proof it was sent, but they dont use Docusign or other services which would allow tenant opening an email to be monitored. But even then a tenant could claim they opened the email but not the pdf attachment and never saw that. If you want to be sure they have received the document it’s simple, ask them or hand over a copy in person.

Yes you can send it this way, but I would only do it if the tenant had previously agreed in writing to receive notices and/or documents that way.

Harry, when will OpenRent be issung the Info sheet to the tenants and will that show on the landlords portal of issued documents etc?
