Section 21 notice

We have served section 21 to my tenants, which expires today 05th September. We want to sell the property.
The tenants have just informed us that they can’t move out as they have not yet founds a suitable property for them.
We are aware of the potential consequences and the use of court eviction if needed, but we are not sure what happens now as the contract has expired and the tenant use to pay rent through Openrent. Will the contract fall into a rollover position?
If the tenant carry on paying the rent as usual through Openrent will we receive the payment afterwords?

The tenancy agreements fixed term may have expired but this does not legally end the tenancy. Serving the section 21 is just the first step. You will need to apply to the courts for an eviction order. While the tenants remain in the property they are legally obliged to continue paying the rent. The tenants claim of not being able to find a suitable property may be genuine. The court process will give them more time but will also nudge them to get a move on. With a bit of luck they will move out before the bailiffs come knocking.
