Serving Section 21

Hi all, we’re about to serve a section 21 notice on joint tenants using the Open Rent Notice Serving Tool. There is no gas to the property so what do we do with the ‘has the tenant been provided with a gas safe certificate?’ tick box?

Also, there is evidence of anti-social behaviour at the property - do we serve a Section 8 too and what do we need to obtain as evidence? The police have been called to the property.

S8g14 is notoriously diffucult to prove and a discretionary ground. I’d stick with the s21 if I were you.
