Single or Joint Tenancy?

I’ve been approached by a prospective tenant who wants to move into a property with her partner. Her references have all come back fine.

Her partner has no passport or driving licence, which means he can’t complete the check with my usual provider as that’s all they accept for ID.

Does anyone know a reference provider that accepts other forms of ID?

My other question, assuming the referencing can be sorted out is which would be better, a single tenancy, in the woman’s name only (she can afford it by herself), or a joint tenancy?

Most referencing companies would ask for passport.
Does he have biometric residence permit - BRP?

How do you prove he has right to stay in the country without passport for biometric residence permit.

Personally I would go for a single tenancy - ie with the name of one who has the necessary documents. Pretend the other guy doesn’t exist. Obviously he can stay with the tenant who is named in the contract. This way if it turns out to be an “alien” I won’t get into troubles with authorities.

Thanks Charles, I am also thinking single tenancy in this case, with the partner as a “permitted occupier”. Although I gather he will still need a Right to Rent check, which will be fun with no passport or driving licence :neutral_face:

The referencing is simply a guide. You are allowed to accept people who fail although you should check that everything except the id is ok. You would still need to do a right to rent check though so make sure you know exactly which documents are acceptable to the Home Office.

In the current market I’d look for alternative tenants, otherwise the other person is effectively a squatter and you have no rights to get him out if they decide to stay
