a listing should come off the market as soon as a tenant is found. Nothing wrong with that.
also plenty of reasons to keep a deposit.
What exactly are you claiming here?
Should a listing come off before deposits or rent is paid through openrent , or does negate the whole openrent service ….
How about a reason being , they havent found a new tenant yet ,
And I dont feel like it

I don’t really understand your point. If the contract states they can, a landlord keeping a deposit in lieu of rent unpaid because a tenant has vacated before their contract has expired and refused to continue paying until a new tenant is found sounds perfectly justified to me.
Can you be more specific and provide details? What are you hoping to gain from posting here?

Agree taking a deposit privately without using OR or a letting agent is more of a risk for a tenant and they need then to do more diligence (eg check LL actually is the owner). But same rules apply - legally LL cant keep if tenant is honest and doesn’t withdraw the application- see Shelter page

give wrong information or tell them something that is false
do not pass a right to rent immigration check
They cannot keep your money for any other reason.

If the LL has kept your deposit, get advice from Citizens Advice and Shelter
OR automatically takes listings down when holding deposits paid that’s normal, it’s actually illegal to accept more than one deposit at a time or to keep marketing the property, and if they did what would be ‘holding’ about the deposit? Or LL might just have found a tenant privately or not through OR at all they are not obliged to use OR. Some LLs dont use holding deposits at all which means they cant use the OR processes for contract signing etc.
Those sound like very good reasons to not rent and withdraw a listing
-if you arent getting suitable applicants through OR
-if you are thinking whether to sell up instead eg due to the RRA and the hassle/work involved being a LL
That doesn’t make anybody a slum landlord at all.
