I rent my properties to students on an 11 month agreement. They usually don’t want to stay longer and if in they’re in their 2nd year may choose to renew. Many university courses end early, just after exams in May. How will this new Renters Rights bill affect me.
What type of properties. eg HMO, 1/2 bed houses etc??
There will be no such thing as fixed term tenancies and max 2months notice (could be less depending on exact tenancy agreement terms)
Many will now give 2months notice in April or may and it’ll be empty in the summer holidays. So you will need to charge more to cover longer void periods or maybe airbnb them over the summer hols.
Masters students studying a full year will be more attractive as will PhD students

I’ve looked on accommodation for student . Com site and all the halls of residence are advertising a 44week fixed term as of July 26. How can this be ?
Think they aren’t bound by same rules as PRS
