I am very new in this and thank you for your support.

I have a someone who wants to rent my apartment but doesn’t work and is on benefits.

Also her kid is autistic.

Can you advice me what i can do it.

So many things to consider.

Are you aware of renters rights act?

Can they easily afford it?

Whats their rental history like?

Do they have any savings?

Debt? Ccjs?

You don’t want someone who has no disposable income after all bills are paid.

Councils normally pay in arrears. Can be a delay.

If tenant makes fraudulent claim then landlord has to reimburse.

Benefit income can be stable, but is also the group that has the biggest rent arrears.

Are you aware of your legal responsibilities? This is too much of a responsibility to walk into without knowing what’s legally required. Learn this first, then find a tenant.

No.I never did before.

I would suggest that you use an estate agent. There’s far too many legal issues you need to be informed on.

The consequences can be huge if you make mistakes and the risks are now greater than ever.

Then, over time as you learn the ropes you may take it on yourself.

So my advice is instruct an agent then join a landlord association, or better still sell up and invest in an ETF.

use an agent ,.tell them your requirements and let them filter the tenants . then you will not be swayed by any sob stories

You have no idea what you are doing and the rental regulations are stricter than ever. If you do it by yourself, you are going to make some huge mistakes that could be very expensive. Use a good high street agent. Pick a well-known brand. Let them fully manage the property for you.

You should also consider the same things as any potential tenant - affordability, stability of income, past history of paying rent on time. There can be a risk they get the benefits but don’t pass on to you the rent or don’t make up any shortfall

Re the child, worth thinking/discussing with potential tenant if your property is child safe or if things need to be done to make it child safe - again there’s lots online about this.

Only you can decide, but as you are new to this, it’s quite risky to go into a new business where you have no experience so do continue seeking advice and help and training or professional services. Maybe ask some local letting agents round, ask what they charge to find tenants, and what rental you can expect to get from what sort of tenant for your property -it’s more important to choose the right tenant than choose the first one who ‘may’ be suitable. Removing them if they get into arrears or cause damage takes a long time and will be harder under forthcoming legislation. Remember the cost of letting agents is an allowable expense.
