Your presentation is terrible. Photos look like cheap smartphone shots. Look at your photo of the main living area, it’s not inviting. It also slants significantly, a pro photographer can correct the distorted lines and not make it not look like it’s falling off a cliff. The resolution is also low. The paintwork doesnt look clean, there is even a possible hint of mould in the corner of left side of the image. This is either because there is actual mould or just simply the low resolution file is unable to resolve detail. The bathroom looks clean and crisp, but you cannot see the flooring, the crop is far too tight. I’m guessing you took the photos yourself. Take them again, flip to wideangle on your phone and work on your composition. If you can’t do that get a photographer in who knows what they are doing. Also, pay a few quid to get a gardener in and trim the lawn. Just imagine how neat that photo will look with a nicely presented garden. Also, don’t take photos of a garden through an upstairs window. Open the window, flip the camera/smartphone to portrait format then snap away, this will emphasize the length of the garden. Your photos are far too tight… you need to make them breathe more.

The advice on photos is spot on. I would add a couple of other things to look at:
First, the listing description. Generic phrases like “well presented” and “convenient location” do not stand out because every listing uses them. Specifics convert better: nearby schools, train station walk time, parking details, garden size. Think about what someone searching in Hitchin is actually comparing.
Second, check when the advert went live relative to the local market rhythm. Early-to-mid month tends to get more activity as that is when tenants who are giving notice start looking seriously. If you listed at a slow time, just refreshing the photos can bump you up in search results.
Third, floor plan. Most serious tenants now filter listings by floor plan availability. It is a quick addition and makes a real difference to click rate.
The price reduction is sensible but I would sort the photos first. A better presented listing at £1600 will convert better than a weak one at £1550.
You are presenting a property which looks as though the previous tenants have walked out leaving it as is. Could you not dress the rooms with some furniture? Toilet seat should be down, washing machine door closed. The garden is the best bit.
