Hi
Has anyone used registered office address instead of using their own home address on contract with tenants?
We are thinking to use it for data protection purpose.
Till date, we have used agencies so we never needed it.

never had an issue using our home address for data protection. Why would you “need” a business address? To my mind, we know our tenants’ lives pretty intimately. The least I can do is tell them where we live too.
@Keta I did think about this myself once when considering a BTL on same road I live in.. But unless you are concerned they will somehow steal your ID or come and visit whenever they want repairs done, might be a little unnecessary. Def make sure no financial stuff in your name is going to the rental address tho..
The only purpose of the address on the contract is so they can write to you to serve notices but nowadays people do that by txt or email or whatsapp.anyway.
You could put the rental address and use Post office redirection services - 12 months from ÂŁ45. Then they post to you at the rental address and it still gets to you without you having to check some other mailbox address and probably cheaper.
Ironically people can apparently find your address by searching ICO register anyway (if you are registered and entered under org address) or from Land Registry.
Good luck
I always thought that even if a different address is given to tenants for the delivery of notices, tenants have a right to a landlords address by giving written request and landlord has to disclose within 21 days. I once used this method when my son had a dispute with his student accommodation let through an agent
It can be a business address rather than a residential one, according to Shelter
"The tenant can make a written request for the landlord’s name and address from the:
landlord’s agent
person who demands, or last received, the rent
This information must be provided in writing within 21 days.[6] Address means the landlord’s place of residence or place of business or, in the case of a company, its registered office.[7]"
I would NEVER give my home address, dont give a stuff what shelter ( the govt funded attack on LL charity) says. I like david240 idea. I have had disgruntled tenants come to my home, its not pretty. You never know what people are capable of in our increasingly lawless society with no consequences.
Leslie1 is spot on. NEVER give a tenant your home address. You dont know your tenant till they have gone. Years ago when i didnt know better did that. I had a new mercedes e class parked outside. A black one and after these tenants left they paint stripped it - each panel was grey. Not nice to wake up to
So be resourceful and get an alternative address regardless of who says what regulation says what. You might get a brick through a window or someone who is violent or a firework through your door. I have had over a thousand tenancies over the years and just a handful are dark creatures but you just dont know what they are at first. So overriding concern, be safe.
I always have my address on the agreement and my Porsche, sorry I mean my Meriva ,has never been touched
wow… I’ve been letting five properties since 1998 and have had precisely 16 tenancies including present occupiers. Only had even a tiny bit of hassle with one of them and he was an outlier and certainly no risk to my car.
But if I was managing a property empire that included hundreds of tenants then, yes, I would use a business address.
You can give your business address if you have one or you letting agents physical address, but not a PO box and I suspect not a mail re-direct service as the tenant may claim the right to hand deliver any notices to you.
Presumably a mailbox or mail re-direct service can be used if the service still provides a physical address where the post can be accepted? After all if the letting agent lost the notice and didnt forward, it would be no different from if the mail service didnt forward? Or are letting agents considered more trustworthy somehow?
No, a mailbox doesnt count and I dont think a re-dorect service would either.
