Various Welsh Property Laws - Anyone Help?

Hi Everyone

Just a few questions regarding a Welsh property I have.

  1. When a contract holder (CH) gives their 4 weeks notice - does this need to fall on a rent due date? Shelter Cymru advises this to be best practice

  2. For England, it is my understanding that if the tenant with a due date of say the 1st pays in Jan some of the rent, but none in Feb or March, the landlord would have to wait until 2nd March to start s8 ground 8. s8 ground 8 legislation seems to me to be the same as 14 day rent arrears legislation, therefore in Wales would you still have to wait until 2nd march to serve the 14 day rent arrears notice?
  3. Does adjusting the rent due date potentially put a landlord in breach of the tenant fees legislation, which mandates that rent amounts must be consistent across all rental periods?
