As a UK tenant, I was in the process of applying for tenancy application as for 2- bedroom Terraced House as advertised on Open rent as follows: 52 Spray Street , London, SE18 6AG. I viewed the property and showed high interest through messaging the Landlord’s Agent known as Loreen Brown. From this point onwards, affordability and reference checks commenced through open rent through completion of online form and submission of documents including bank statements, payslips and taxable income reports for affordability assessments for the property. The outcome resulted in Lorreen Brown approving of affordability with guarantor policies that she had countersigned for rental coverage towards payment of the property. Thereafter, an Assured Shorthold Tenancy contract was issued by Loreen Brown. Whilst reading the tenancy agreement,
Information provided for the Landlord and bank account name details was stated in the tenancy contract as ’ Wealth Growth Investments Ltd’. The tenancy agreement was signed by all parties including myself unfortunately s well as guarantor insurance policies that I had paid £2000 towards. The morning after, I tried to make BACs transfer of the security deposit and one month rent in advance totalling £4476.94 in total through my online Lloyd’s bank account. However, through online banking, this has flagged up as a scam fraudulent transaction made and clicked by the Lloyd’s bank fraud department. I notified Loreen Brown via WhatsApp messaging and calling of this and she suggested to submit payments in small amounts i.e. £500. Subsequently, these transactions went through . However ,after which, my online banking had been suspended and I contacted the number provided when opening Lloyd’s banking app. I spoke to someone from Lloyd’s bank fraud team and they suggested I go into branch with 2 forms of ID and my tenancy contract for review. As instructed, I went into Westfield Stratford Lloyds bank branch where staff had verified my ID ( driver’s license) and assisted me in contacting the fraud team for review of my tenancy contract. The fraud team identified and questioned why on the tenancy agreement an actual Landlord Name and correct contact details were not provided, as well as questioning why a third party ( Landlord’s Agent- Loreen Brown) was involved- I should have been speaking to the Landlord direct. They also instructed me further to contact Loreen which I did at that point. I contacted Loreen Brown and she mentioned that the Landlord was not around and that he couldn’t be spoken to at that point in time. This, I communicated to the fraud team and they still insisted I obtain Landlord’s details. Later that day ,Loreen Brown had instructed and suggested me to make a Revolut bank account as well as send the money to other family members to transfer and provided me with other details to transfer money into via WhatsApp messaging as follows: G PEERS PROPERTY LTD. I had searched with companies i.e. Wealth Growth Investments Ltd and G PEERS PROPERTY LTD and realised that neither were approved by the Financial Conduct Authority. At this point I had realised I had been scammed into transferring money to a fraudster. Later on, the evening of 26/3/2026 I submitted a claim through Lloyd’s bank and expressed my sincere apologies . I am still awaiting the outcome of my case for completion which I was told would take 5 business working days. I have now withdrawn from the tenancy contract;however What do I do in this case.
