Is Openrent doing anything to automatically issue the required contract variations for Wales to existing tenancies needed from 1st June in the same way it did for the English changes?
@Alastair6 Openrent hasnt issued any ‘required contract variations’ for England due to RRA because erm there arent any. The whole point of the govt transitional arrangements for RRA is that any clauses in existing tenancy agreements that contravene RRA [eg automatic rent increases by RPI or references to fixed terms and break clauses] simply become null and void and unenforceable. Otherwise LLs would have to check and amend almost every existing tenancy agreement [and get signed by tenants and guarantors as a variation to current terms, like any contract variation] which would be a huge waste of effort.

So long as you [as a LL] dont try to enforce any of those clauses in future [which would be an offence] you will be fine
I assume the same applies for Wales, but @David122 can hopefully confirm

Just contacted Openrent support directly and they confirmed the following so hopefully this is of use to other Welsh landlords who have used Rent Now to set up their OCs:
The changes come in to force from 1 June 2026 and a notice stating that new terms to the Occupation Contract apply must be sent within 14 days of this date. OpenRent will be sending the relevant notice to exisiting tenants in Occupation Contracts on the landlord’s behalf. We will also be updating our standard Occupation Contract so that any new contracts signed contain the updated terms.
I have already received mine…as have my tenants
I sent them a copy myself to ensure they received it…I read somewhere recently about further info that has to be served asap (posted by super helpful David 240) ..does that only apply to RRA in England atm please?
