If its empty he has gone, get it ready to re rent. Put a note up to say its considered abandoned. E mail him to say good luck with his future ventures and for returning the property in reasonable order. If he has left anything keep it safe if practicable. Locks , up to you, though it was unfortunate the front door lock was broken and you had to replace it

Firstly I think its very important to know your legal position. There are no right and wrong answers as it depends on how the tenants react. I used to have 36 rental units that i owned and managed and would often find people just disappeared and thats what i would do and it always worked. Others have different approaches equally valid. try asking yourself if i do this whats the worst that can happen?
Ps I used to change locks more years ago but never had anyone come back and try to get in
Thanks I have mainly commercia units and a few residential like this. I think I will go for possession order as the tenants have been very threatening. They have changed locks would you consider it wise to get locksmith just to check safety in meantime
What happens when your tenant is using the property for illegal purposes and even if the police know his address, they cannot share it with you due to criminal proceedings 6 years later.
