I’m sharing this so it may help others as I didn’t know about this until now . I contacted a tracing agency and they located the tenant. I then spoke to the agency directly and explained my situation.
For £30 you can see what your tenant has been doing and build up a picture of where he’s been. The data , in context , was described as ‘slippery’.
You can also get alternative contact details etc etc
This has been a game changer .
I hope this helps anyone else with this headache. For all of you that knew about this , my apologies. I’m not trying to teach grannies to suck eggs.
Certainly the more evidence you can get that a tenant has left a property for good, the better. It needs to be pretty substantial though as Abandonment of a tenancy is not recognised in law as that section of the 2016 Act wasn’t implemented. The housing lawyer David Smith has a pretty good video on this issue on YouTube.
You get an address where you can locate them ( your charged just for one location) for the fee.
To cover yourself for unlawful eviction call them and explain your situation .
They can see where you have been and when using lots of data ( utility, cards , mail ) so you have a timeline of when they leave your property and start in others! ( pleural )
All of the addresses , alternative emails , phone numbers that they’ve been using in the timeline are available

I have a one year trace on someone.. 2nd tracing agent, the first one said he has 30 address’ he rotates - his next scam is online FX and markets trading, I am preventing him from dissolving yet another company - irritating HMRC lets people get away with this as they also don’t file documents or accounts. Who are your using? as I was not aware we can do this.
They came can to the property before the expiration of s21 and placed valuables personal effects and another persons belongings ( I have photos showing the increase of personal effects , more items and a third party’s belongings ). If landlords have access so do tenants .
