Agency clause 'tenants remain in property' & going private

Hi there. Hoping i could get some advice. I have seen a few topics before related to this, but not exactly the right answers.

Qu: I have 2 brilliant tenants in my Birmingham flat, but i would like to remove the agency fees going forward and go private with the same tenants in the property at the end of the tenancy agreement which is coming up (exceptional external costs, i have to cut back on something). There is a clause which states within the agency T&Cs 'as long as a tenant resides in the property, you must pay fees to [Agency name]'.

I understand and have seen this as standard practice, but

  1. What options would i have to keep them on (if any) and not pay the agency fee going forward?
  2. Is there a way to sign the tenancy agreement to a ‘new individual’ whom would move in and that new individual would then allow the previous 2 tenants to live in the property with them. Therefore making it a 3 bed (technically 3 bedrooms). Would that still count as the 2 previous tenants ‘residing in the property’ legally?

Offer agent 1 months rent to exit contract. This is quite common term when parting ways and you keep the tenant.

I bet they offer a tenant find service at no more than one months rent.

Do you have the knowledge required to manage the tenancy?

Yes, i have done a few before. This was an oversight not seeing this clause in the T&Cs.
