Hello land lords

I’m an experienced employee (8+ years) in the early learning and childcare industry, fully qualified as a practitioner, have been a senior practitioner and am trained in the Forrest schools approach.

I’m looking for a property commercial or residential to lease long term and make modifications too with the intention of opening as a children’s nursery. Would need the size to be 4 bed + or 1800sf + generally speaking tho the bigger the better

Registering with the relevant authorities before being allowed to operate will take roughly 6 months this includes required planing permission for change of use. (I would need use class 10)

To make this work within my start up budget I would need to negotiate on payment during this waiting period. Think of it as an investment opportunity that can offer long term security of income for years to come.

Lastly i am based in central belt Scotland this is where i would be looking for a building. Unfortunately due to 1140 hours funding contracts not currently being given to new providers by Edinburgh council i would not be able to consider properties in this council area.

I think you will find difficulty getting anyone to reduce rent during this period. Maybe one option is a delapidated property that you are prepared to do up

I did end up exploring that option unintentionally, as not all estate agents are completely honest about buildings in that condition, but was still going to cost hundreds of thousands I don’t have.

I guess i need the right building and the right land lord for my situation
