What is single persons rent discount? Is this a typo?
Hi no not a typo āas a good human as my tenant was a single dad --I elected not to ask for over market rent, or even market rentā¦but gave him a discount off the market rent!
It is not a thing --just one good human giving another a helping hand --but that all got kicked in my face

yes fair comment āI am though highly principled and very reasonable unless/until my boundaries are crossed.
The solution I have come up with since Management co for the property are borderline fraudsters - eg last year communal [small purp block of 4 flats] lights [2 on a timer cost Ā£150 pa] this year charge Ā£2,700 !!!-------the time Iāve spent complaining, going to Housing Ombudsman [12 month at least to resolve cases!!] so between rubbish tenants/letting agents [Iām 35++ years a landlord and have had different problems with so many Letting Agencies. in that time [a few good one too mind ā¦] and dire rip-off management company. In our block I do all the heavy lifting - we could sack the mgt co and self manage BUT it would all be down to me āand Iāve had enoughā¦
So my solution is to quit the Landlord game āgood luck to those of you who remain, but I have had enough sucking it up.
You know what they say about landlording - no good deed goes unpunished. Better to just do everything by the book and the tenants know where they stand.
why are you paying utlities for the tenants?
HiāI am not paying for tenants obviously --but when they donāt pay - guess what the Utility companies send out the Debt Collectors --they have the property owners details and come after you - so it is hassle having to provide copies of Tenancy Agreement etc etc
who needs it - also I do not agree with tenants not paying theire dues --it just puts prices up for the rest of us!

Ha----what bit did I not do by the bookāsave by being kind and helping another fellow human. And rest assured we can do it all by the book and it all goes T*** up as this is increasingly a game not rigged in Landlords favour precisely the oppositeāincreasingly communism imposed in a fake capitalist regime EG Covid tenants donāt have to payāper the dear Gruberment and tenants believe TV when they say we Landlords can get a Mortgage Repayment holidayā¦
Duh, and mess up our credit ratingā¦so costs even more when/if you try to re-mortgage.
Take a look at the Rental Reform act āLandlords registered on a Portal so Local Councils can fine us------there are insane regs coming down the pipe re Carbon Net Zero hoax - which is actually part of UN 17 Sustainability Goalsā¦
So at some stage theyāll enforce min EPC of Cā¦most UK properties are a Dā¦so landlords will take the hit to install totally costly/inefficient air systems etc to āupgrade propertyā to make them theoretically more efficient for ā¦the tenant but actually air systems freeze do not create much heat and are more expensive to run
another UN/WEF/Government scam like EVs, wind farms, solar panels etcā¦pay far more to be way colderā¦
Anyway as Iām selling my leasehold properties I looked at flipping my mortgage to Freehold up North āI was looking at Grade 11 listed property in a UNESCO world heritage site āsurely that wb exempt from the Carbon Net Zero EPC hoax, right?
Nopeāneed one to sell and these old houses are E/F but behold NOT gonna be exempt instead youāll have to use Local Government approved contractors to do all the work to meet the EPC standards [on hold for now] but comingā¦
so yet more Capital cost and pain for Landlords oh and now they have us on the Portal to check up on us and FIne usā¦
Like I say all the rigged game IMO.
They donāt come after you. They come after tenants at last known address. As this involves them sending letters out that I simply leave unopened and then chuck in the nearest letter box with not at this address on, itās really not very time-consuming at all. No biggieā¦
Iām also not convinced by your argument that if a few people in Uttoxeter donāt pay their utility bills, the entire country sees a price rise. All sounds a bit alarmistā¦
