If the tenant repainted using the wrong paint, or patched with the wrong shade/ colour, repainted in a scary colour, or are just rubbish at edging between the walls & ceiling, how would you prove the condition when they move in without photos?

I was responding to David’s assertion that inventories need to be detailed. As long as that means, detailed images, I’m with him. But he then says “the text is very important”. I’m not convinced it is but am willing to be argued into agreement.

If you don’t label your pictures or highlight your issues they will have no idea
The eg they gave was
A stain on a carpet
If you send a picture of the stain but no detail which room etc they can’t do anything with it
They want to know which room panoramic view then detail

ah good… they’re exactly the pics I take plus a written description of issue and where it is in the room. But I only describe damage and have a catch-all statement at the start to the effect that “unless otherwise noted, all aspects of each area are damage free and all light sockets, plug sockets, switches, taps and handles are working.”
My understanding is that the adjudicators and/or the courts rely mainly on the text and treat the photos as supplementary. This may be because photos can be doctored or perhaps its just historical. It may also be changing. At one time the deposit schemes didnt accept video evidence, but I think they do now.
The following is an exert copied from the DPS website:
Date stamped photographs or video recordings
‘Before and after’ photographs allow adjudicators to see the reason for the claim. They should be submitted with an explanation of what the photograph is showing e.g.colours, item description, marks on surfaces etc. Photos must be good quality and clearly show the alleged damage or defect.
great. Super easy to ‘date-stamp’ photos from prior with damage photos if that’s what they want. Only need to do this for the relevant photos too.
