There was absolutely no need for a tenancy renewal prior to the RRA as the tenancy just continues on a periodic basis which is better for you. This is even more the case post RRA.
After 1 May it is illegal to offer anything other than a periodic tenancy. These are not really available yet anyway.
I would suggest you leave it is it is and just serve a s13 notice now for a rent increase, (if possible). You will also have to serve the RRA Infirmation Sheet before 31 May.
@Nimmy1 if you have a new contract replacing old one you have to issue ‘how to let’, epc, GSR, eicr etc again.
Totally unnecessary as since 1 may there will be no such thing as fixed contracts only periodic rolling- so no benefit (eg from long term commitment by tenant/LL). Just agree the rent increase in writing now and it is evidenced as accepted when tenant pays higher amount.
If increase is agreed from 1 may onwards you legally must use s13 due to RRA

Do not issue a new contract.
You should issue Form 4 before 30th April or Form 4A after 1st May. You do not have time to issue Form 4 now for an increase to take effect from 17th May, as that requires 1 month notice.
Personally at this stage if I were you I would wait until after 1st May, and then issue a Form 4A giving two months notice of your proposed increase.
Do not accept the increased rent without issuing this form. Your informal agreement is unacceptable & illegal for any increase post 1st May.
