My comment was based only on my understanding of the legislation. I always allow tenants to leave early if they request it.
Hi Miranda, hereās an alternative. Estimate how much itās actually going to cost you. See what break clauses are in the contract so you have a backdrop, then sit down or talk to the tenant to agree something reasonable and maybe get a property left in a clean condition and them allowing access to viewings whilst still there to minimise any void periods. Knowing the law is one thing, applying it is another. End of contact can be far more volatile if not handled carefully.

My tenant of 8 years with 3 young kids had battered the house and wanted to give 1 months notice, the AST said 2 months. He agreed to redecorate and put back all the damage so I agreed to 1 month, got a new tenant within that time at a 40% increase in the rent. EVERYONES HAPPY !!
