Fixed term international student

FYI, tenant, 10 mth fixed to suit term time left flat and gone home (international). Not paid final 3 mth instalment. No notice at all. Third year of 10 mth contract. Flat left in good nick.
She told me I could not chase her for money as she changed her immigration status and it would be illegal for me. She’s deferred her studies apparently.
In summary, I phoned the visa/immigration dept and coz she had valid right to rent until Dec 2025 when contract signed, contract valid. Only exit is via deed surrender or court order to take possession. I told her I wd get debt collectors after her when she returned and wd take out a CCJ if she didn’t pay me until 1 July so letting her off the last 6 weeks rent. She agreed. Paid.
However nice tenants are they will turn nasty when suits them. Always stick to the contract. Never cut corners or offer exceptions. I bent over backwards for her but learned my lesson.

Just for balance, however nice landlords appear to be, they can turn just as nasty when it suits them.

Possibly. I always stick rigidly to the contract and am reluctant to deviate as always comes back to bite.

The worst thing is there will be no rent in advance

What will they do

As landlords have to get uk tenant with uk guarantor. International just won’t work as will just no pay and disappear

This government when will they wake up and see problems that are coming from tunnel vision
