We terminated the tenancy agreement with our tenant giving her 3 months notice via Section 21 notice to terminate the agreement and to vacate the property. This expired at the start of September this year. The tenant who initially said she would move out as agreed has not done so. She has been living at the property without paying rent since the original moving out date at the start of September.
I know I cannot physically remove her and force her out of the property but if she left the property of her own accord. Could I change the locks and only giving her access to get her possessions at a later date?
Can anyone recommend a specialist lawyer as am now feeling out of my depth?
Her tenancy has to end in some way. Simply moving out doesnt necessarily do it. She needs to either serve you a valid Notice to Quit or you both need to sign a deed of surrender with a witness.
Let us know if she just abandons the property as other measures come into force.
