I have advertise the flat since end of July and todate I have not found suitable tenant.
I’m making loss.
I’ve reduce the rent now.
I don’t feel comfortable with some tenants when I’ve met them - eg. Evasive answers why they left their prior tenancy, some wanting to negotiate reduction, some overseas student via an agent. Etc. what’s the advice ? Am I being too cautious? Any advise appreciated!

No, you arnt being too cautious, you are doing the right thing.
Better to wait until you find the right one, could cost you much more otherwise! Sit tight, the right one will come along. Make sure it’s priced correctly. Too high can attract the desperate.
How much experience do you have of letting?
Yes, you should be cautious and never let to anyone you don’t feel right about, but why is your flat not attracting the rigth applicants? Maybe a good agent will help solve this problem for you.
