It’s certainly not me but it does ask all of the questions that I’ve asked here on the forum.

The answers to most of the question he’s asking here are contained within a Section 13 notice; it includes advice for the tenant and advice for the landlord.

Plus, it states explicitly that for a year to year periodic tenancy that the notice period is six months.

I’ve had the estate agent behaving awfully and have sent a formal letter of complaint. I’ve also registered this with the Property Ombudsman. The reason being, I think a tenant without counsel would be subject to the whims of an agent who can obfuscate and manipulate - it’s a rough world out there (for landlords, too) but if the law was more clear (and easier to find and apply) and everyone had access to it (and knew how to ask the right questions) we wouldn’t have this mess.

If I could, I would simplify legislation and make the transaction between landlord & tenant more simple. Equally, I’d make sure HSE prosecuted non compliance to deter unscrupulous landlords. Make the playing field level. But, I’m an idealist.

In other news, there’s a gaping hole in my roof.

Having a holiday let mortgage will have no effect on the tenancy gas certificate with just be a slap on the wrist at most and if he gets it done it finished with with H&s
