Lodger not leaving

I hate the fact that renters have all the power we don’t pay are mortgage the bank take our home. Renters don’t pay and get away with it my tenants owe me £20k in rent arrears. No chance of getting it back

The type of agreement signed doesnt define the tenancy. Its defined by the reality of the circumstances.

Good afternoon, I have a lodger at home that refuses to leave, they do not have a contract, I have given them notice of eviction (twice) and nothing has been done. The flat in question is a sanitary hazard because there is a lot of mold and damp that need to be repaired by the council which is already in process. The lodger doesn’t have a lease or a contract. We have been to the council with no answers and we can’t afford a solicitor. the lodger is now saying that she is going to change the front lock without are permission so we cant get in. and the law has a lot of grey areas. What can we do?

Need Guidance. I allowed 3 girls to live in my house without any agreement. Now they are not behaving properly, make noice till 3-4 am, do not pay their portion money on time. I have 5bed house on my name and no document whatsoever is given to them which states like a legal agreement. I try to give them 1 month notice but they are not accepting it. Talk to me in high pitch and when I increase my pitch to match theirs, they call it verbal abuse. What to do. Often threaten me with legal consequences. I’m ready to return their money but they are not leaving at any condition. Please help

If you live in the same property and share communal space, then they will be licensees with very few rights. Once the notice has expired, you can change the locks whilst theyre out of the property and hand them their possessions through the window. I would suggest you do this with a friend present as a witness and for moral support.

Does wife presence counts? I always talk to them in front of my wife to feel safe. These type of women sometimes put men in problems without even doing anything because of less laws to protect man.

The same advice is relevant for LL on AirBnB who have TT not leaving. Apparently, it’s become endemic these days.

The difference is not the platform, but the type of tenure. A holiday let or a lodger will be a licensee with very few rights. The problem for some landlords is that they think advertising a 3 or 6 month let on Airbnb gives them some kind of protection. It doesn’t and it would be likely to be an AST.

Yes, I’m talking about short-term holidays lets. There was an article renently that increased number of people move in for a few days, then change the locks and stay. That’s when the advice given about lodger, will apply here, too.
Out of intrest, how long should it be advertised to count as holiday stay? What about a month which happens often in winter?
