Long term tenants

Hi, I have a couple renting my 3 bed house. They have been there for over 7yrs. They are paying £300 below market value and they can’t afford to pay more. They said one has lost his job but looking.
At the moment they can afford to pay rent with one income.
They could rent somewhere else but they don’t want to move. What shall I do?
I am worried it will be difficult to evict them as they have been there for long time.

Being there a long time makes no difference to your ability to evict them.

If theyre in a periodic tenancy then youre entitled to increase the rent. If there is no rent review clause in your contract, you can use a s13 notice to increase it up to market rent if you wish.

You can give them S13 to increase the rent ot the market rate or give them S21 giving them notice to leave, as they said they could rent somewhere else. You have to decide.

You haven’t stated that the £300 BMV is a problem for you. If not, then there are great benefits to having long-term tenants in place versus the cost of eviction, refurb and relisting with no guarantee future tenants will be any good. If they can manage on one income there should be no problem in the medium term. If they sign on, they’re still getting extra income.

And £300 below when the market price is £1,000 per month is very different to £300 below if it’s £1,800 so hard to judge.
