Maintenance and Repairs

Hi, all. I’m about to start renting out my property and was looking into what kind of maintenance I can expect as well as potential repairs that will need to occur at the end of the lease, i.e. deposits.

It would be great if you commented below on the most common issues that occur in your own rental properties.

Right now, I’m thinking along the lines of:

  • Boiler issues
  • Cleanliness
  • Damages to walls/ floors
  • Electrical Appliance issues

Do you feel like a lot of the problems are due to user error or are they unavoidable bumps in the road?

The tenant is only tesponsible for limited maintenance. Generally those things listed by Lord Denning in his ruling on behaving in a tenant-like manner, (or modern equivalent). The rest of the maintenance is the landlords responsibility.
