“Could be” but not many families of 9 people live all together, do they? - and in a 2 bed flat def sounds like it’s illegally overcrowded in any case.
I’m sure the Council would want to investigate - doesn’t seem a likely coincidence that @Rosie12 's LL upstairs is also behaving illegally.

They seem nice enough but they use their patio as more of a living space and are just generally quite loud, each weekend they’ll have a fire in an old barrel and have more family members round.
Yes they are all family, I believe it to be one of the parents mum, the two parents and then their kids. One of them whom is pregnant.
I do have a car I need to park, but luckily my child’s friend has space on their drive which is a short walk. But that’s also not really the point of it, I shouldn’t have to be doing that when it states I have a parking space.

It was not illegal to charge extra for a pet on 28 April if the contract allows for it. It would be after May 1st
If you are unhappy then just serve notice to quit. All ASTs are an APT. you can give two months notice in writing and leave

Not clear whether the ask for the extra £30 a month was before 1 may or not.
However charging for pet insurance as done by LL.was illegal since the tensnt fees act tho
Here’s the guidance from shelter
"A landlord can’t charge a tenant specific fees related to keeping a pet, unless they are in the list of permitted payments under the Tenant Fees Act 2019. At different stages the Renters’ Rights Bill included new pet insurance or extra pet deposit rules, but these changes were not included in the Act when it became law.
If a landlord asks tenants for extra fees to keep a pet after 1 May 2026, any extra fee will be a banned fee. A landlord who accepts a banned fee could be subject to a financial penalty.
From May 2026, a private landlord must advertise a specific rent, and must not encourage or accept higher bids than this figure. If a landlord asks a prospective tenant to pay a higher rent because they have a pet, the landlord commits an offence. Landlords who breach these rules can be subject to a financial penalty of up to £7,000."
He started charging the extra £30 on the 5th may, due for the next monthly payment. But I then had to send him the £30 for the previous month to cover that.

Your tenancy began as an AST before the RRA came into being so the additional rent is not illegal per-se. It would depend on what was said in the advert or subsequent correspondence and whether it breached your consumer rights. Thats also true of the issues about the garden and parking. It has to be provable if you want to use consumer legislation to unwind the tenancy.
The insurance charge is a clear breach of the Tenant Fees Act though.
