It is a shambles as these people do get away with it, ive heard a rumour that she has done this to her previous landlord
How long had she lived there? and you took full referencing and she passed all checks before moving in? Did the previous LL give a good reference ? You have lost 8 months rent and costs still mounting?
From your description / photos and her actions, looks v unlikely she is ever going to return to collect bags of rubbish and dross. But you have to protect yourself legally.

After you’ve finished dealing with her and decided not to pursue any further…visit the hospital get an appointment and tell them your mental health is poor because of the actions of their staff. Show them the photos and eviction notice. Ask what they are going to do about her.
They won’t do anything but at least she will be shamed and they will know what sort of person they are employing.
But more important than anything else - take care of yourself remember you are not alone and fingers crossed your next tenants will be great.

She moved in a year ago – i had a great ref from previous landlord and good credit checks … i get the feeling that her last landlord gave her a good ref to get rid of her tbh ! … I have heard that she has done this before
Ha ha Brilliant … great idea David. The neighbour told me exactly where she works … and i feel like contacting them actually … as there is hospital items at the house! lots of remotes to tv’s off the ward that have big stickers on them saying which ward / bed, it is a disgrace tbh
She wont give a forwarding address so i did tell her that i will have to contact her at work then

You are right Colin, it is so frustrating that these people get away with this. Then go on to do it to someone else. It is so hard though, with collossal losses of thousands in lost rent, high court fees and then also bailiff fees. Then she leaves the house like this.

Understand that .Not all landlords have the spare cash to sue. You could bag up all the hospital stuff take it to the admin at the hospital and say she left all this behind. and “accidentally” leave pictures of the place in the box. These items may have been “borrowed”

Yes i know the exact ward that she works at, so i am tempted to turn up with these things
She has even got one of those large portable high tray things on wheels - goes oer the patients bed, that wheels over the bed for patients to eat / drink etc
How on earth has she removed that from the ward ?
not giving a forwarding address so you can’t serve court papers eg small claims court. Not totally insane from her pov. You could use a tracing agent and find her if needed.
At least getting the hospital stuff back to the hospital will do some good. I would ask the hospital to come and retrieve the tray thing and let them look inside for any other stuff that may be theirs.
If she has been stealing from the hospital she may have been stealing from patients too, unfortunately. She may need some help. Hoarding can be a disease. Ask the hospital to do something but they obv can’t report to you any outcomes..
You could also visit all the local estate agents with copies of the photos to warn them/LLs to be wary.
And if you think she has possibly done same to former LL as you say, can you check with former LL? Then if not just you, report her to police for fraud (and crim damage)

If you know where she works, could you follow her to where she is currently residing to find her current address ?
I’ve never used it but check out 'Money claim online ’ , don’t let her get away with this.

Oh you not alone. I have experienced years of this and now after 35 years have decided to call it a day.
The last tenant vacated with £550 rent arrears and belonging left in the property. They then refused to release the £750 deposit and with legal fees what’s owing now is £1,350.
Mediation via phone was yesterday and on the 1st call to the tenant they said they want to go to court and refused to make any offer.
I can only conclude that they want the CCJ so they stand a better chance of a council house? Once a CCJ is issued they may find it extremely difficult to secure a property in the PRS.

just to add there are tracing agents who use people’s phone, social media and other info to find them and the fee may be quite small
there have been some recommendations here not used myself but there are also some no trace no fee ones eg

Its a shame that you are leaving the PRS.
Have you had experience of the CCJ route? did it work in some fashion to get redress?
And surely this tenant when going through the court eviction process/ Bailiffs would have needed to have given another address ?

Brilliant, I see they have an ‘absconded-tenant-tracing’ service that covers 12 months continuous checking for a reasonable fee.

sorry to hear about this. a sad way to end - hopefully you did have many other much better tenants and got what you wanted from being a LL. 35 years is a long time in any profession.
well you can certainly report to council that the tenant has refused to even make an offer at mediation and told you they wanted to go to court - and Council may consider tenant has chosen to become homeless, in which case they have no duty to house them if it’s intentional homelessness. You can explain that you would have considered a sensible offer and that you dont want anybody else behaving dishonestly like this tenant.
For a small claims court fee of £80, may still be worth pursuing if they have an income and possessions such as a car that could be seized to cover the debt.

Good luck Roy … i am feeling the same way actually. As a landlord trying to provide decent housing … the law is always on the side of the tenant, even when they have behaved in such a disgraceful way like this ! The losses are just collossal ! It is enough to break you as a person.

Stealing hospital property is gross misconduct which os a sackable offence. I would suspect (as an NHS manager myself) if she is a nightmare tenant she is also probably a nightmare employee. In the NHS it is incredibly hard to get rid of these nightmare employees, they try every trick in the book. I think if you can get hold of her manager you may just be able to offer them an excellent solution to their problems too!
Like someone else said revenge is sweet, but she certainly shouldn’t be helping herself to NHS property! Even stealing envelopes is enough.
