Ditto David122âs comments, Judith. I definitely wouldnât accept that - do go back to OR once more and, if no joy, take it to the next stage, if that be the FOS or another body. Youâve done nothing wrong and are entitled to know who the owner of the property is, plus Iâd personally, also want to know whether itâ's mortgaged [to understand your risk should mortgagee default]. Re: any properties which, historically, werenât regâd with LR, that shouldâve been reviewed/corrected by a purchaserâs solicitor.
@Judith8 - There appears to be more to this story than you are claiming. I am finding it hard to believe that Open Rent will not communicate at all with you. I find them very approachable and respond to any query I have. I am finding it hard to believe they would not deal with a complaint. If you have gone through proper channels and they are not communicating with you (as you claim), than you can take this matter to court.
If youâve paid 1 weeks holding deposit then pulled out you will lose it.
Referencing is up to the landlord it is a bit odd not to do it but some people are, even landlords.
I agree with Prince Charles what you believe your entitled to is irrelevant. Landlords have a lot more to lose than tenants, I certainly wonât be showing my mortgage statement to anyone

Hi Stuart, Iâm a L/L and always provide a copy of the latest L/Reg proprietorship record when I take on a tenant. I also advise them that they could pay ÂŁ3 if theyâre not happy that itâs the latst version.This will show whether the property is mortgaged or not at that point. (I agree an owner could always remortgage it at a later date and tenant wouldnât be aware). I provide it to let tenant know the tenure, whether itâs mortgaged - and, more importantly, that itâs not owned by a.n.other. Iâm NOT saying Iâd provide a copy of any mortgage statements; thatâs your inference. Like princeCharles, you, too, havenât given a reason as to WHY you wouldnât provide proof of ownership. This would help build trust with your tenant that you are more likely to be honest, open and transparent - and enable them to assess the risk of renting your property, IF offered by you. It works both ways - there shouldnât be an imbalance in fairness in the landlordâs favour.
Did exactly that Sue paid ÂŁ3 and did many other checksâŚnothing showed up on property advertised.Not all landlords as upfront as you.
Itâs not something Iâve ever been asked for or even considered. Iâve had a look at the Openrent ad for tenants and it doesnât mention anything about verifying that landlords own the property, which I will let them know as itâs obviously a cause for concern in this case.
Iâve messaged Openrent with your concerns and asked if they could make it clear in the advert for tenants that landlords are verified owners.
Iâve also asked them to give you a refund as a gesture of good will.

I only use OR for Rightmove access. I prefer control over whom I rent to so manage the rest myself. I donât want the stress of paying an Agent, only to have to keep chasing them when Iâd have no certainty that theyâd done all they should with/for the tenant( .

Iâd contact Open rent if you are concerned. But it may be that the landlord doesnât own the property and is doing rent2rent i.e they rent the property from a landlord for a longer term, then relet property to you. As long as itâs with the ownerâs consent, this is perfectly OK.
Open Rent do not hold holding deposit for a week. When a tenant wanted my property, they paid deposit on Thursday before Easter holidays. I was doing the 3rd party reference, as the tenants sent me all the details for referencing on Thursday. Openrent automatically sent a message to say on Sunday, that they will release the deposit as they only hold for 3 days. I sent them a response saying due to Easter weekend, the referencing will nto complete until the following Thrsday at the least. However, they released the money to the tenants on Tuesday. I was not happy and phoned open rent and they said they did not see the email on time. The tenants wanted the house they said they would pay deposit again. However, no fault of tenants or mine but just OpenRent, I did nto want the tenants and just wasted my time with OpenRent as I had paid for advertising.
