Notice period less than the recent legislation

Hi,
I have been a tenant at the current location since 1st August 2023.

Around a month ago on the 23/10/24 the landlord has given notice they want to reposses the property by the 24/01/25 which is 3 months notice.

The landlord did not want to renew for another 12 months (contrary to what was agreed at the beginning of the tenancy over a year ago which was the reason for moving to this new place in the first place) so as a bit of precaution I negotiated that he would have to give me a 3 months notice if he wants to end the tenancy. We signed that notice period on the 09/09/24 after countless lies the rental agency delayed the signing (blaming paperwork).

My understanding is that on the 11/09/24 (i.e. 2 days after we signed the renewal) the new legislation came into effect which requires the landlord to give 4 months notice.

Does it mean that I have the right to stay in the property for an extra month beyond the 24/01/25 that is mentioned in the letter the rental agency sent me to officially end the tenancy?

I believe you are referring to the Renters Rights Bill where in most cases the landlord is required to give 4 months notice to regain possession. This new legislation is still being debated and although it is expected to become the law in the Spring of 2025 it is not yet the law.

Obviously not as according to you it came in 2 days AFTER you had signed it
