I have a friend who been in my property for about a year, at a low rent 850, basically to stop her being homeless, now rents in the area are approaching 1k a month and I would like to increase it to 925, is £75 a month to much?and I am already thinking down the line as don’t want to get caught out.

No, if rents for comparable properties are a £1000 then it’s not. You’re still charging sub-rent.
