Hi, 3 months ago my LL increased my rent substantially, but I understand that in the current climate that this is to be expected. My LL has subsequently sold the property to a new landlord, who now wants to raise my rent substantially again from next month. I believe a LL can usually only raise rent once a year, but I can’t find any information about what happens if the LL changes. Can anyone help please.

How was the previous rent increase made? Was it agreed informally, or through a rent review clause in the contract or via a s13 notice? Have you signed a new contract with the new landlord?

Hello, firstly, did your new landlord issue you with a section 3 notice? It is a legal requirement for a new landlord to inform the tenant of their identity following a change in property ownership. The notice must include the new landlord’s name and address. The purpose of this notice is to ensure that the tenant is aware of the change in the landlord and knows who to contact regarding the property.
I would contact Shelter if I were you and go through your situation with them. I was under the impression that the new landlord should issue you with a section 3 notice and that you are under no obligation to sign a new tenancy with the new landlord, the tenancy just continues on from the old landlord to the new one with the same terms with new landlord, so if you are on a periodic tenancy and your previous landlord has put the rent up 3 months ago, the new landlord would have to wait another 9 months before they can increase it, but definitely contact Shelter to clarify.
