And she went quiet so I said have think and went , then a hour later her dad was on the phone threatening all sorts .

You should record the calls if you haven’t been. Tell the tenant at the start of the call they’ll be recorded. If the dad threatened physical violence that’s a crime.
However if he’s threatening that he knows the law and won’t let you take advantage of his daughter - then that is fair. You have already been told what the section 21 process looks like. It’s your choice.
I thought that 5% limit only applied to homes in the social sector.
