I have tenants paying rent not on the date as per the tenancy agreement. If they communicate with me then I am happy to accommodate that but it is always a silence from them. Is there any way I can record or send them a nudge via open rent. I wanted this to be recorded. In the last 3 months, they paid rent 2 weeks late upon my chasers, last month they paid 10 days late again after my chaser and this week then rent was due and they havent paid yet.

Book an inspection visit.
Tell them face to face that there are plenty of tenants who pay on time so if they don’t want to do that they will face eviction.
And ask how best to communicate, again that lack of any response is unacceptable
See whether they have a problem paying by the due date, and if so whether a compromise is achieved
Then write to them by email and post with a record of the conversation.

Spoken to them wanted arrange a time to meet up.
The guy said oh we thought you wanted to evict us as you were chasing us for rent thats why we didnt paid the rent and wanted you to claim the deposit.
Explained them that the chaser are not a notice. If there is a notice it will clearly say that and the notice is 2 months. He said he will come back to me tomorrow. I suspect he has sourced a property and aiming not to pay rent.
What are my options? I have clearly told them legally they are bound to pay rent on time up untill the date they vacate the property. The property is inspected and if any issues the deposit is used to cover that

Serve them the s21 asap in person before 1 may while it’s still possible.
Visit them this week get them to sign a deed of surrender dated 2 weeks from now, explaining the deposit only covers 5 weeks and isn’t meant to cover rent for the final month and wouldn’t cover the 2 months notice period. Explain it’s their choice because they have chosen not to pay the rent on time. Even that is generous giving them a couple of weeks rent free.
These tenants don’t respect that you have a mortgage and bills to pay yourself and have made no excuses for late payment. Why keep them and give them any options.
Don’t expect to get another penny from them. Cut your losses and get them out asap
