Section 17 notice arreras

Hi. Does Section 17 notice, applies to private renting?
Should Landlord serve section 17 to a former tenant, If want retrieve rent arreras? If the tenant not paying for months, and then start paying, the Landlord should serve Section 17 to recover within 6monthx of the last arreras? What If dosent serve any notices?

I’ve never come across a case of a notice being served in a residential tenancy, but, youll need to give a little more background. Presumably there was an assignment of the tenancy. What did the deed say about any ongoing liabilities of the assigner? Was there any “guarantee of petformance”? What is the charge in question and is it still valid under the Tenant Fees Act?

There is presumably nothing to stop you serving the notice. They may just pay. I think you would need a specialist legal opinion before taking it to court though.
