Serving early notice on short term tenancy

Can I serve early notice on my tenants they are 2 months into a 6 month short term agreement with a 4 month early break clause. Can I serve an earlier notice before 4 months.
They are just not respecting my property like i would wish

Hi Scott, if you have an Assured Shorthold Tenancy (AST), then the earliest you can serva a valid Section 21 eviction notice is at four months. Is your agreement an AST?

At 4months does it have to be a section 21 or can I just give 2 months notice

Hi Scott,

If you are serving notice, then it must be by one of the ways outlined in the Housing Act. You can use either Section 21 or Section 8. You can’t ‘just give two months’ notice’ without relying on one of these mechanisms.
