Thanks David …… so if it is clear that the tenant has moved, and i have evidence of a few of these things, then i keep this evidence and it is ok to move and and get a new tenant.

Its not totally risk-free and it must be your decision, but given that your notice asks the tenant to leave and there is evidence they have, I think a judge would think you acted reasonably.
