Tenant objects to heat pump

Ok. Really object to the view that heat pumps are a vanity project. They are efficient. They save the planet. They work in winter. They are an ambient heat so don’t take ages to heat up. I have them in every house we rent and if your tenants don’t spaff electricity on leaving lights on they are great and cost less than gas.

However. Install is a faff and there is no point if your insulation is pants.

There is a great incentive to have a heat pump because of the Net Zero emissions
pressure for the year 2030 onwards!

However the legal changes that would ban Gas central heating boilers do not become
law until at least after the year 2030 and probably later.

There is also the draw back that currently the noise generation level of heat pump fans
is an un known commodity except for the more expensive sound insulated units. There could
be a whole new scope for neighbourhood legal cases on the basis of un-acceptable
noise pollution once the conversion from gas Central Heating boiler to Heat Pump Fans starts
to take hold country wide for local communities

It has been suggested , and will probably happen, that a change from North Sea Gas, Euro Gas,
and Russian Gas,et al, to an alternative localised combustible
gas may allow for Gas Central heating boilers to continue
between 2030 and 2035 , or later, because of lower emissions of CO2 from alternative
localised gas substitutes.

I am informed that the change of gas type would require a mere adjustment to existing central heating boilers by qualified engineer. Bearing this in mind might it not be better to see what alternatives private companies such as British Gas come up with between 2030 and 2035 for your central heating requirements???

Finally bearing in mind the cost of providing an alternative central heating system in the year 2024 for your tenant; why are you even objecting to your tenants word of wisdom bearing in mind that your tenant is saving you money by trying to prevent you from large capital outlay in 2024???

Hi All,

Thank you again for all the replies and information. I wanted to give an update - I didn’t go ahead with it.

  1. My wish to put a heatpump is because it is energy efficient and cleaner and I get it that there are various opinions and that things are more complex.
  2. Specifically for this property the installation would have been cheaper than a new boiler (the current is 10 years old).
  3. The increase of bills is equalised by replacing the gas hob to electrical one and reducing the gas annual service charge.
  4. I was willing to take any increase in bills (not units) off the rent for three years. That would have given the tenants plenty of time to decide if they want to stay.
  5. The main reason NOT TO INSTALL the heat pump is the EPC. Thanks for the information here I checked it. It turns out that it would have LOWERED the EPC below C and I wouldn’t be able to rent it. This is crazy but there you go.

I would ask those who reply to try and not be aggressive and unpleasant. A few used language that made me question if to use the community and that I am sure did the same for others. Perhaps leading to people not posting.
I am not an echo warrior, completely unreasonable, playing around or giving landlords a bad name. I just needed information as part of decision making.

lowered the epc . That is mad., did an epc surveyor tell you that?

That was my understanding. Heat pumps do presently lower the EPC, which considers electrically powered heating to be less efficient that gas. This is based on old storage heaters etc. This in my opinion is why EPC are so unfit for purpose as its out of date.

EPC ratings lower with electric heating because electricity is more expensive than gas in the U.K. primarily because in the U.K. one generates electricity out of gas

That’s what my EPC chap told me so I stuck to gas central heating
I’ve put in electric showers so that lowers my numbers a bit on the EPC . If the shower ran off the gas it would bring EPC numbers up

The taps are heated by the boiler ( bath basin ) but I too install electric showers for the same reason but it drops the numbers on the EPC

Did you just buy that title as you are no longer working class ?

:laughing: You can buy it and set the £5 against tax as expenses. Do you think I paid too much ? Serious though I have always got good C at epc level ,due to the high level of Kingspan I have used… At home my central heating runs the shower, but I had been thinking of electric, .but would spoil the tiled walls

Yes, the guy that did the EPC agreed to calculate it for me. I’ve just insulated the whole house, so besides solar panels, I’m on max EPC. And the solar panels guy said they won’t actually be efficient in this house. So no heat pump for me :woman_shrugging:. Not sure was I to do if they introduced the ban on gas boilers… but we’ll see.

I don’t think they can ban gas
There’s too much housing stock that wouldn’t suit a heat pump boiler

Several years ago it was a biomass boiler

They are no where to be seen
Let’s see what happens with heat pumps

Most people would be unwilling to have a heat pump forced on them when you can still get a free upgraded boiler from the government
