Time taking to find a Tenant

I have been using OpenRent for many years, but it feels like something has changed behind the scenes recently.

My property has now been on the market for over two months. It is located on the High Street, competitively priced, and in the past 10 years, it has never remained vacant for even a single day. However, this time has been very different—and quite surprising.

I am receiving very few enquiries, and even when I do, most applicants do not respond to messages. On one occasion, I raised this concern with OpenRent support, and interestingly, I received two enquiries the very next day. This raises a genuine question—what exactly is happening behind the scenes?

Why are landlords not allowed to receive enquiries directly via phone or email? Why is there so much control over communication? These restrictions seem to be making it unnecessarily difficult to connect with prospective tenants and slowing down the entire process.

I strongly urge OpenRent to review these policies. Greater transparency and flexibility would benefit both landlords and tenants.

Unfortunately, due to the lack of results, I have now had to instruct a local estate agent to let my property—at a significantly higher cost. This could have been avoided if the platform functioned more effectively.

@Srujan maybe try using an alt like hello neighbour where there is a person to speak to by phone, instead

Market def a lot slower than in past - cost of living, expensive to move so people only do if have to

er… no, they’re not. They’re routed to OR’s messaging platform (or at least they were the last time that I let a property using OR). This doesn’t allow applicants to connect with LLs as quickly as possible. If LLs could list a phone number or email, that would be what you are attempting to describe @mod_emma

@Srujan I set up an autoreply to my enquiries that contains my phone number and ask applicants to call me. This works and filters out time wasters who can’t be bothered to check their messages. That might be a solution for you. I’m assuming you can put an email address in there too.

@Srujan did you use rightmove add on? No longer part of the default package.

Might be worth sharing your listing too- previously when people have done that, there have been lots if good comments from people here on eg photos

OR do not control the number of enquiries you receive. They provide a portal for your advertising. If you are not receiving enquiries your property is either not attractive compared to others in the market or incorrectly priced for the current market.

OR also don’t control those making enquiries and cannot force them to respond. If they don’t respond, write them off & move on.
