Uk home owner guarantor failed referencing

Found a suitable tenant but uk home owner guarantor has failed referencing as their income is insufficient. They are retired but work part time and receive a small salary. They have savings and considerable equity in the property they own. But that has not been taken into account in referencing so they have failed on affordability. Would you accept this ? As a valid guarantor. ?

If T defaults on rent, will the guarantor sell their property to fund the rent? Doesn’t sound like they can do it our of their income.
