Unpaid rent and cancelled DD

I have had a young family renting my terraced property for a couple of years. They have been fairly good tenants and have always paid their rent on time by DD. Last month the DD was cancelled and having contacted the tenant I was told that he had lost his job and couldn’t afford to pay. I was very disappointed that he had not discussed this with me prior to cancelling the DD as I have always helped the family with everything required. He said that he was too embarrassed and was looking for another job. I told him that I could not afford to keep them there rent free and would give him a few weeks respite. He doesn’t want to claim benefits or seek council help at this stage as he is confident of getting another job. I just don’t know if I should now make a legal move as the longer I leave it, the longer that I will potentially have to wait under section 21. Anu ideas?

I would go down the legal route and tell him you will cancel it if he gets another job that passes the grade

Not wanting to claim the help that they need which would help pay the rent . ? How long will you give them? I would have a word and do as I said above s21

I would ask for evidence bank statements etc to support their claim of loss of job

I’ve heard they can’t pay rent but they buy a new mobile ( which could be why he doesn’t want help …he would not get it)

If hes not willing to claim benefits then you will get no rent for that period. I would serve the s21 now under these circumstances.

Just heard that the couple have split up! She has gone and he is moving imminently to Ireland! Guess that’s the ll last I’ll see of any rent. They took their deposit via openrent with mydeposits. Does anyone know if there is any compensation able to be claimed? I have never used the company.

Yes, you can make a claim for rent arrears and and damage against the deposit.
