No i included them as possible financial costs.
Just like loss of rent. If OP finds a new alternative tenant for old property straightaway by the date OP was due to move in they might have no loss of rent at all. They might do it with no advertising and no viewing costs either. They might choose not to reference the new tenant. But all these are possible financial costs. The point I made originally was - irrespective of savings made on a renting to OP on a new place - some of these are likely on the old place so the financial cost to landlady is likely to be somewhat more than the cost of a new tenancy creation/listing at £79
