no need to tell you you made a lot of mistakes . I use agents who filter out the chancers first ,then pass on those who fit what i want, block book them and i chat with them. Got great tenants that way .

Serve a s8 with two weeks notice and get rid of them

If you do this, don’t assume that the agent will get you a decent tenant. Ask to see all the paperwork they collect before you accept any applicant they recommend. Also, get some LL training so that you can manage the agent well as you’ll know what they need to do.

You should know that rogue tenants target landlords who dont know what theyre doing and they can spot you within one reply.
