3 non-related people in 2bed flat, is that legal or overcrowed?

My partner,myself and one friend ,who are young professionals, are trying to rent a 2 bed flat. Is it possible to rent a whole property when all of us are not blood related? or Could the landlord raise the rent? or is there any similar situation you had experianced?

Yes, it’s legal. It would be classed as a house of multiple occupation which increases regulations on landlords so quite a lot of landlords are likely to prefer families or 2 people which will make it harder for you to find somewhere but it is possible.

A home is a house in multiple occupation (HMO) if both of the following apply:

at least 3 tenants live there, forming more than 1 household (you would form 2 households, as you & your partner would count as one, and your friend another).

you share toilet, bathroom or kitchen facilities with other tenants

You may therefore find it more complicated to rent a property in this way.

If you do manage to find a LL to take you on, you’ll be joint and severally liable for rent. If you don’t know what that means, give it a search and read up on what your responsibilities are under that kind of tenancy agreement. Shelter has a good page on joint tenancies that will come up if you search.
