£30k salary too low to rent? With a child? Impossible?

Hello, my friend is in north London, currently living in her friend’s front room with her son, while looking for a one (or two) bedroom flat with her 5 year old, her salary is just over £30k but she is constantly told that £30k is not enough to be considered (let alone having a son). What can she do? Any tips, please?

She needs to establish what benefits she is entitled to, they will probably be substantial as will include rent benefit as well as child related benefits and basic UC. Then present her overall income to landlords/estate agents. Some landlords wont want to let to benefit claimants but she will have a lot more chance if she includes what she is entitled to.

The other option is to move to a cheaper area.

Moving has been suggested, too, but is tricky with her son at school.

Not true.

But a person with a yearly income of 30k, after tax 22k, cannot rent something costing 1kor more per month that isn’t suitable for children.

It’s simple maths.
