4 bedroom house in Haverhill town centre

Hi,

Me and my wife have a 4 bed room house in Haverhill town centre and the property is located in a 0.35 acre plot with parking available for about 7 full size cars in the drive way and for another 2 cars inside a full size double garage attached to the house leaving room for ample storage after the cars are parked inside. There is also a full size car port next to the double garages.

We need to get rents in the range of at least £2,800.00/month and preferably up to £3,000.00/month to meet our mortgage obligations.

When I search on open rent or sites like rightmove I can’t see 4 bedroom houses in general being advertised for rent within a 10 mile radius currently.

Has anyone had a similar property that they had to rent and how did they manage to get tenants.

Any viable suggestions and ideas please share and help.

wow that was a blast from the past. Did my O Levels in Haverhill!

Things must have changed considerably in that town in the last 40 years if people can afford a house that has parking for 9 cars!

What do high street agents say?

Good to hear, Yes, Haverhill has grown rapidly and developed with lots of new houses being built as we speak and there are a couple of supercars spotted driving around town too :slight_smile: (not mine). It’s still more affordable compared to Cambridge and other surrounding areas though.

Agents said we can get somewhere in the range of £2,100.00 to £2,300.00 comfortably with minimal to no changes to the property and if we allow families with pets to apply as this price range works better.

Also, they said that pushing the rents too high might discourage people and we might end up with the property vacant for a while which will eat into the overall annual rental to be achieved.

So we are left in a position to either rent below required value or pay off a chunk of the mortgage to increase our LTV.

Other suggestions received from friends were to try out as airbnb and/or short letting accommodation etc. but have no experience in it and don’t know the first place to start looking at and weather it will work out in Haverhill.

so there is the price range from an agent Do not do air b and b unless you want a lot of hassle and work. (so you have seen my supercar around your town)

… or sell it. From what you describe, there doesn’t seem to be another economically viable option if you want to make money off this property in the short-term.

Yes Tate, considered that too. It’s a buyers market and we were looking at massive loss.

Yes, prices have gone down. Currently there are a lot of new houses being built by redrow, persimmon and Tyler wimpy all around town and they are offering very good incentives so not many takers for older houses.
