Hi I want to know about this 4months break clause as I want to vacant the property before my contract ends as it was 12 months ends in February 2026 but I have this 4 months break clause as I don’t understand here what it says if anyone can explain me please

If you need to give notice, this can be served today to leave on 31st July 2026. Should the Tenancy be terminated on a date that is not the last day of a rental period, the parties may agree that the rent payment owed by the tenant will be calculated based on the proportion of the final rental period that the tenancy will cover. The Housing Act
1988 Section 21C outlines a possible method of apportioning the rent.
That doesn’t make sense. If the fixed term ended in February, your contract is now periodic (meaning it rolls month to month), you can give one month’s notice and leave at the end of that.
Can you check your contract and tell us what date it says the fixed term ends and what date you pay rent each month?
Hi thanks for your reply as my contract started on February 1st 2026 ends in January 2027 as on contract it says 12 months fixed contract. And yes I pay every month my rent but can I leave the property before the 12 months contract or I have to stay to the property for 12 months as I have signed the contract and if I want to leave it after 4 months do I have to pay the fine or someting to the landlord sorry my apologies it’s ends in 2027
You are lucky that the Renters’ Rights Act begins on the 1st of May. At that point, all fixed terms are abolished. The LL will have to give you information about this soon as the government will require all LLs to do this. On the 1st of May, you will be able to give 2 months’ notice to leave. You didn’t tell me which date you pay rent each month so I can’t tell you exactly which day it will be, but the 31st of July will be the longest period you need to remain there. After that, you can leave without paying anything else. The clause in your tenancy agreement that you quoted will not be valid after May 1st.
