Advice for Gas and Electric

I’m remodelling a flat unit in one of my buildings and have ripped out the gas boiler and radiators and will install electric convector radiators, as with most of my units. I must admit the radiator pipework installation was appalling and I sold the boiler for £275.

I’ve never had a tenant shy away from the property because of the absence of gas and none have ever complained about the costs of running it even in basement units.

I can fit an all electric system in a 2 bed flat for less than £1,200, including 4 room heaters, 2 shower room heaters a water heater and a shower unit and all the necessary cabling. A gas c/h system would cost you at least 3 times that amount and cause a lot more disruption and take up more space. No baths of course.

blanket baths in your contracts ?

No, there will be heating so they can have a shower without a blanket over their shoulders…:blush:

and therein lies the rub. Mostly families with young kids want our 2-3 bed terraced properties and a bath is very desirable for them. Not much fun washing a 2 year old in a shower cubicle… unless you want a shower too! Plus, no one’s installing a GCH system from scratch.

Just curious, what are the elec rads you’re installing? … why 2 shower room heaters in a 2 bed flat?

That’s good, don’t want kids in my flat blocks, just as undesirable as pets.

The OP is. He even says he has no gas so he will have to pay even more for the supply installation from the mains.

There are dozens of options and it depends on the size of your room, look it up.

ah right… well, I was hoping to learn from someone who had some great experience in this area and you come across as someone who does. The problem I have is that when I go online, there are “dozens of options” and so even having a make that someone recommends as reliable would help narrow down those options.

You’re remodelling a flat right now and have obviously done the research as you were able to provide costs for the entire system. Could you simply let us know what you’ve chosen for your flat?
